Is it right for you?
Paseo is a new tower on Rainey Street with two pools, saunas, cold plunges, a big gym and daily classes. Its first year was rough: a dog run that leaked into the garage and two changes of management. Reviews in 2026 complain about the elevators, the front desk and loud pool parties.
A good fit if
You'd use the building: two pools, saunas and cold plunges, a gym with daily classes, Pilates and two coworking floors
You want Rainey Street at the front door, a grocery about 3 minutes away and the lake trail about 10 minutes away
You'd like a home less than a year old, with a washer and dryer, Google Fiber and a gas range in some homes
Maybe not if
You need elevators you can count on: a resident wrote on October 8, 2026 that she'd never seen them all working. She waits 10 to 15 minutes
You want quiet weekends: DJ pool parties on level 12 drew complaints in August 2026, and Rainey's bars sit below
You're on a budget: one bedrooms list well above the typical one bedroom nearby, plus about $262 a month in fixed fees. Today's prices are at the top of this page

A resident wrote on October 8, 2026 that she'd never seen all the elevators working, with waits of 10 to 15 minutes. She added that more garage spaces keep turning into reserved ones. Ask about both before you sign.
A rough first year
From early 2026, waste from the dog run on floor 11 leaked into the garage and an elevator bank. The city opened a code case (Texas Monthly, July 13, 2026). The dog run was rebuilt and reopened July 15, 2026. Management went to Greystar in January 2026 and back to LV Collective in July.
Late nights on Rainey
A man was robbed and shot outside the building at about 1:23 a.m. on July 26, 2026, and lived (KVUE). The developer said it added security on site, and police later announced an arrest.
Noise: busy
The street scores 66 out of 100 (higher is quieter), mostly from traffic. Weekend DJ pool parties on level 12 drew complaints in August 2026. The city's 311 line logged 3 outdoor music complaints at this address in 2026.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Construction nearby
The city issued 59 building permits within a third of a mile in the last year.

Big event weeks nearby
SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.
Reports per month in the building's census block group, Nov 2025 to Sep 2026. May to Sep ran 19% above Nov to Mar.

Price per square foot of the cheapest home of each size, today.
The property's fee guide carries no date; we read it October 26, 2026. It lists about $262 a month in fixed fees for most homes. That is $80 Google Fiber internet, a $150 amenity fee ($250 in penthouses), a $16.45 boiler fee, $10 pest control and $6 trash. The floor plan pages add these up a little differently, to $256. Electric, gas, water and sewer are billed by use through Conservice, with bills arriving 45 to 60 days after the usage period. Renters insurance is required, and the application fee is $100 per leaseholder, the admin fee $250 and the deposit $1,000 to $1,500.
Where do I park, and what does it cost?
In the controlled garage inside the tower, about 412 spaces on 9 levels. An unreserved space is $150 a month, a reserved space $250 and a reserved space with a 120V outlet $350. You can have up to 2 spaces, and the second must be reserved. There's no guest parking and no EV chargers. A resident wrote on October 8, 2026 that more spaces keep turning into reserved ones.
Does Paseo allow pets?
Up to two cats or dogs per home, 80 pounds each at most, and some breeds aren't allowed. The FAQ lists a $400 pet fee and $30 a month per pet, and the floor plan pages add a $250 refundable deposit. The indoor dog run on floor 11 leaked waste into the garage and an elevator bank in early 2026. The property rebuilt its drainage and gates and reopened it July 15, 2026. The property says the turf is cleaned twice a day.
Does Paseo have income-restricted apartments?
Yes. There are 28 SMART Housing homes, studios to two bedrooms, for households at or under 80% of the area's median family income. They have the same finishes and amenities as the rest. The rents and available homes on this page are market homes only.
Who manages Paseo?
LV Collective, the developer. It ran leasing from the opening, and Greystar took over in January 2026. LV Collective took day to day management back in July 2026 (its CEO told Texas Monthly on July 13, 2026). The fee guide now carries LV Collective's name.
Are the elevators a problem?
Reviews are split. A resident wrote in March 2026 that the elevators were fast. Another, who has lived here about six months, wrote on October 8, 2026 that she had never seen all of them working. She waits 10 to 15 minutes. Ask on your tour how many elevators are running.
