Is it right for you?
Ashton Austin's homes are big for downtown, and its south side looks over Lady Bird Lake. It's a 2009 tower with a rough recent past. Burglaries hit in December 2022, then water damage in February 2023 left it about a year with one working elevator.
A good fit if
You want a big floor plan: one bedrooms run 940 to 1,022 sq ft, with floor to ceiling windows
You want Lady Bird Lake and the hike and bike trail across Cesar Chavez, with the 2nd Street District at the corner
You'd use a 24 hour concierge that residents praise by name, and a 7th floor pool deck with a hot tub
Maybe not if
You need dependable elevators: two of the three were out for about a year after February 2023, and there's no freight elevator
You'd rather not pay $150 a month for parking even without a car, plus a $250 application fee per applicant
You want fresh finishes: since 2023, reviews describe beige walls, worn floors and older appliances, and AC and plumbing complaints ran into 2026

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. Water damage in February 2023 took two of the three elevators out of service, and the building has no separate freight elevator. Residents wrote of waits of 15 minutes or more through 2023, and some got a one time rent cut. A resident wrote on August 1, 2024 that all three had worked for about four months. An August 2, 2026 review says waits are short. We found no news story on it; this comes from resident reviews.
Has the building had burglaries?
Residents wrote that whole floors were broken into in December 2022, and KVUE listed the Ashton among downtown buildings hit in a 2019 burglary series. In 2023, residents said the elevators and stairwells weren't fob locked during the elevator repairs. Reviews since 2024 praise the locked lobby, fob only elevators and garage gate. A July 2025 review says the writer's storage unit was broken into and their car was damaged.
What fees come on top of rent?
The property's fee table issued October 25, 2026 lists $157.62 a month in required charges. That is $150 for parking, $3 pest control, $3 trash admin and $1.62 stormwater admin.
