Good to know before you sign

I-35 next door

The highway rebuild runs along the west side of the building. A March 2026 resident said it made getting in and out hard. Ask for a home on the east side or a high floor, and stand in it before you sign.

Repairs and pests in 2026

Most reviews praise the repair team, but a 2026 resident wrote that a shower leak stayed unfixed for 13 months. Another reported roaches from November 2025 into February 2026.

Move out terms

A March 2026 resident says the lease needs 60 days' notice to move out, and they were charged a full month's rent after missing it. A 2024 resident says the move in special must be paid back if you break the lease. Read both terms before you sign.

Noise: busy

The street scores 60 out of 100 (higher is quieter), mostly from traffic. West facing homes look over I-35, and residents have called patios on that side too loud to use. Neighbors across the highway have complained about the rooftop screen running late at night.

Questions people ask about Avenir

What fees come on top of rent?

The fee guide on the property's site, read October 26, 2026 (it shows no issue date), lists $153 a month in fixed fees. That is $33 trash, $100 parking (listed as required), $10 pest control and a $10 amenity fee. Renters insurance is required, listed at $15 a month. Electric, water and internet are extra and depend on use and plan. Move in costs are a $100 application fee, a $300 admin fee and a $1,000 security deposit that can change after screening.

Does Avenir allow pets?

Yes. The fee guide lists a $300 one time fee and $30 a month for each pet. There's a dog park and a pet lounge. The official site doesn't post limits. A Zillow listing says up to two pets, 100 pounds combined, with some dog breeds not allowed. Usually we confirm the limits with the office before you apply.

How does parking work?

Parking is in a garage with three levels below ground. The fee guide lists parking at $100 a month as required, and a reserved space at $145 a month. Residents say guests pay to park, and parking and towing come up in 13 reviews, 9 of them negative.

Does the I-35 construction affect Avenir?

Yes. The building sits on the I-35 frontage road, and the highway is being rebuilt next to it. A resident wrote in March 2026 that it made getting in and out hard. West facing homes look over the highway, and residents have said since 2023 that patios on that side are too loud to use. East facing homes are on the far side.

Has the building had outages?

Residents say the gas was out from November 23, 2025 through Thanksgiving, about two weeks, so gas stoves didn't work. In 2022 and early 2023, residents on floors 5 to 10 reported power outages about once a month. We found no news coverage of either. Austin Code opened five structure complaints at the address in 2026, and all five had closed with no violation found as of October 26, 2026.

Is there a 13th floor?

No. Avenir has 16 floors numbered 1 to 17, skipping 13. So the 17th floor pool deck is on the top floor, and the 16th floor sky lounge is one floor down.
