Sienna is the downtown tower with a hotel built in. You get restaurants in the lobby, in home dining and a lap pool shared with hotel guests. It carries a $200 monthly club fee on top of rent, so price the whole package before you compare it.

Several companies run the building: the leasing team, a concierge service, Hyatt's maintenance and hotel staff, and the restaurants. A long 2022 review praised the leasing staff but said problems that need another company's work were slow to get fixed.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

It shares the tower. The apartments sit on floors 15 and 17 to 31, above the Thompson Austin and tommie Austin hotels, both Hyatt brands. Residents get hotel services such as in home dining, valet parking, priority restaurant reservations and preferred guest room rates for visitors.
The fourth floor pool deck is the hotel's, and residents say hotel rules apply there, including no outside food or drinks. Visit Austin lists the 6,700 sq ft wellness center as part of the hotel too. Residents have their own lounge and terrace on the 15th floor.
The fee sheet updated October 25, 2026 lists a $200 monthly club fee and $20 trash, so $220 a month before parking and utilities. Parking is $165 unreserved or $265 reserved, one car per leaseholder. The admin fee is $400 and the application fee $100 per applicant, and renters insurance with $300,000 in liability is required.
They're the 15th floor homes, on the same floor as the resident lounge. The property lists 12 foot ceilings, condominium grade kitchens and wide plank hardwood floors, with furnished options. The floors above have luxury vinyl plank floors.
6th Street's bars are one block north, and a resident in a north facing home wrote about bar noise. South facing homes look out to the lake and away from 6th Street. Ask which way a home faces before you pick it; the floor chart on this page shows it for every available home.
Yes, with breed restrictions the office gives on request and a signed dog rider. The fee sheet lists a $400 pet fee and $30 a month in pet rent per pet. There's an indoor dog run and a dog spa in the building.
