The property offers 12 to 18 month leases, and shorter terms on approval for $300 a month more. Moving to another home in the building costs $3,000 and is allowed after 90 days. Rent paid late carries a 9.99% fee.

Every home here pays $204.56 a month in fees on top of rent. Totals are for the lowest priced home of each size.
On top of that: parking from $150 a month if you have a car, and renters insurance. Utilities depend on how much you use.
Renters liability insurance is required for every leaseholder: the property's program is $18.75 to $21.25 a month depending on coverage, or bring your own policy. Going without a policy costs $15.

The special today reads “Up to 8 Weeks Free”. “Up to” means some homes or leases get less, so we never take it off the rents on this page. Here is what the full 8 weeks would be worth on the lowest rent of each size, if your home qualifies.

8 weeks is 56 days of rent at the daily rate. Checked November 4, 2026. The fixed fees are never part of the free time.
Free weeks count only in your first lease. The property says it sends renewal offers 75 to 80 days before a lease ends, priced on the market at the time. Even at the same rent, the jump from a first year with 8 weeks free to full rent is about 18% more each month.
The property's site says a minimum lease term applies and other costs and fees are excluded. We ask which homes get the full amount before you tour.
The property offers 12 to 18 month leases, and shorter terms on approval for $300 a month more. Moving to another home in the building costs $3,000 and is allowed after 90 days. Rent paid late carries a 9.99% fee.
The fee guide lists an early termination fee of 200% and a reletting fee of 85%, without saying of what. Ask for the lease's own wording. Some towers charge a flat two months (The Quincy does); Seven and The Bowen list the same 200% and 85%. Raise the termination clause before you sign.
Under a typical Texas lease, a reletting fee doesn't end your rent: you keep paying until a new resident moves in. One 2026 resident wrote that leaving early cost over $8,000.
The property doesn't publish its notice period. Check your lease; many require 60 to 90 days, and missing the date can renew you on terms you didn't pick. Put it in your calendar the day you sign.
From the property's fee guide issued October 19, 2026 and its FAQ, read October 30, 2026.
What each side looks at, how much sun it gets and what it costs.
You look north across 12th Street to Waterloo Park and its Moody Amphitheater, with UT beyond. On concert nights you'll hear the shows, often until late, so visit on a show night before you sign.
Sabine Street is one block from I-35, so you look east across the highway to East Austin, with bright morning sun. Upper floors see over the highway, but its traffic sound carries.
You look south over 11th Street to the Red River music venues and Sixth Street, with downtown's towers off to the right. Weekend sound here is more spread out than the concert bass to the north.
You look west over Waller Creek to the Capitol and downtown, and this side gets the sunset light. Afternoon sun heats these homes in summer, so plan on good shades.
From the property's floor plans, read October 26, 2026. North is up.
When direct sun can reach each side, through a July day and a January day.
North: 4.0 hours of direct sun in July, none in January. East: 7.0 hours of direct sun in July, 5.5 in January. South: 5.0 hours of direct sun in July, 10.0 in January. West: 6.5 hours of direct sun in July, 3.5 in January.
Worked out from where the sun sits over Austin on July 15 and January 15 and the way each wall faces. A neighboring tower can shade a wall for part of that time.
Here the price climbs with the floor: higher homes cost more per square foot, size for size. Decide what a view is worth to you before you tour.
64 available homes, November 4, 2026. Lowest rent on a 12 to 15 month lease, before the special.
The Waller tells two stories. Through 2024 and 2025 it was one of the better reviewed towers downtown, with Google ratings averaging 4.9 and 4.7. Reviews praised the leasing team, the two pools and the clean common areas. In 2026 its Google average for the year fell to 3.3. The causes: a water line failure, a flood from the 17th floor to the 9th, water shutoffs, and power, elevator and WiFi outages. It's still worth a tour for its amenities and location, so ask what was repaired before you sign.
Every written review we found on five sites.
“the lap pool is perfect for both relaxing and getting in a real workout.”
“Recently, there was a major water leak that affected a large number of units.”
“It is constantly having concerts, with the frequency as high as multiple times a week during some months.”
“Gym is unbelievable. Literally the only thing it doesn’t have is a sauna.”
Years with five or more rated reviews.

We read every written review on Google (4.4 stars from 133 ratings), ApartmentRatings (4.2 from 37), Apartments.com (4.1 from 30) and Yelp (one review). On Reddit we found four comments from residents. They praise the gym, the lap pool and the staff.
Through 2024 and 2025 The Waller was one of the better reviewed towers downtown. The 2026 drop follows the building system failures. The complaints are about how the office handled them: slow updates during shutoffs, unclear repair dates and promises not kept. The leasing team still gets praise in every review that mentions it.
Kasa rents furnished homes here to travelers, rated 4.4 from 276 guest reviews on its site. Short stays say little about renewals or long outages, so we weigh resident reviews far more.
All 133 Google ratings, with or without text, read October 26, 2026 (two more from 2023 average 5.0). The yearly row above counts the written reviews on every site, where 2026 averages 3.0.

Walk Score for 1104 Sabine Street, read October 30, 2026. Most errands work on foot; a big grocery run or anything south of the river still pulls you toward a car or a rideshare.
The closest full grocery store on our list is a Whole Foods Market, 13 minutes south on foot.
The Whole Foods at 5th and Lamar is 33 minutes away on foot. Trader Joe's at Seaholm is 35 minutes and the H-E-B on East 7th Street 39 minutes. A big shop is easier by bike or car.
Jo's Coffee is in the lobby. Sip Haus is 8 minutes away on foot, and Paperboy East for breakfast 12 minutes.
The Red River music venues start a few blocks south (The 13th Floor is 8 minutes away). Sixth Street restaurants like Caroline are 16 minutes. Rainey Street is about 0.8 mile south as the crow flies.
The Capitol is about half a mile west and Congress Avenue at Sixth Street about half a mile southwest, both easy walks. MetroRail's Downtown station is an 11 minute walk, per Walk Score.
By car at midday, The Domain is 17 minutes away and the airport 27 minutes; the drive times table above has the morning rush too.
A Bike Score of 86 matches what a resident wrote on Reddit. They ride down Red River, and from Third Street bikes get a protected lane. The building has a bike room, but 2026 reviews report thefts there. A strong lock or keeping the bike in your home is the safer choice.
Walking times are routes from the front door, from our local places pull of October 26, 2026. Drive times from the same research pull.
From March to October 2026 residents report a water line failure, a flood from the 17th floor to the 9th and water shutoffs. They report power, elevator and WiFi outages too (the full account is in the questions below). Before you sign, ask whether the failed line was replaced or patched and what was repaired after the flood. Ask whether more shutoffs are on the maintenance calendar. On your tour, check the water pressure, hot water and WiFi in the home itself. A tower this new shouldn't have these problems, and the answers show whether the repairs are planned work or one fix at a time.
The garage on 11th Street has 321 spaces for 388 homes, and there is no surface lot or guest parking. Spaces are assigned by availability, so ask for one when you sign. Since a 2025 switch to license plate registration, residents describe tows of cars they say were registered, with fees of $335 to over $400. Register your plates before you park overnight.
Reviews from 2026 mention car break ins, bikes stolen from the bike room, an open garage gate and people sleeping in the garage. Residents praised security in 2024 and 2025. Keep a bike in your home if you can, and leave nothing in view in the car.
The street scores 63 out of 100 (higher is quieter), mostly from traffic. Concert bass from Moody Amphitheater across 12th Street is the steadiest complaint, some nights until 2 a.m. Red River venues add weekend noise from the south, and I-35 traffic hums on the east side.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
The city issued 30 building permits within a third of a mile in the last year.
In the last 12 months, 2767 reports came in for this small area around the building. Of those, 611 were against a person. The average for an area this size nearby is 32.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

Homes start on floor 6. Floors 1 to 5 hold the lobby, the garage and the amenity levels, and floor 32 is the penthouse lounge. The July 2026 flood ran from the 17th floor down to the 9th. For a home on floors 9 to 17, ask what water damage repair was done. On a tour, ask to see the exact home you'd rent, rather than a model.
Floors 6 to 10
Closest to street and highway sound, and the buildings around the tower take more of the view and the light.
19 available homes today, facing 9 north, 4 west, 4 east, 2 south.
Floors 11 to 20
Above the seven story office building next door, with more light and partial skyline views. Street sound drops compared with the lower floors.
19 available homes today, facing 7 east, 4 south, 4 north, 4 west.
Floors 21 to 31
The skyline floors. West facing homes look at the Capitol and downtown and get the sunset light. North facing homes look over Waterloo Park and hear its concerts. South facing homes look over the Red River venues, and east facing homes look across I-35.
26 available homes today, facing 11 east, 10 north, 3 west, 2 south.
Our pick for price, light and noise together: a west or south facing home on floor 15 or higher. That puts you above most of the roofs around it and away from the worst of the concert sound from the north. If price comes first, an east facing home on floor 20 or higher keeps the height, with bright morning sun.

Condo rental ranges are listings we saw in October 2026, not live prices. Floors and years from TOWERS (austin.towers.net).
The Waller fits best if you want a newer tower with one professional manager and won't pay for the towers finished in 2024 and 2025. The special can cut the first year's cost further, if your home qualifies.
Residents describe a water line failure in March 2026 that hit many homes, then daytime water shutoffs. They report hot water that ran scalding or cold, power outages and an elevator out for about a month. A July 29, 2026 review says a flood ran from the 17th floor to the 9th, and residents were moved out with a $1,000 voucher. On October 17, 2026 a resident wrote that WiFi had been out for over 48 hours in some homes. Management's September 30, 2026 reply blamed "operational challenges" in the first leasing period and cited "significant investments in building systems". We found no news coverage, so before you sign, ask what was repaired, whether the root cause was fixed and whether more shutoffs are planned.
Every lease pays $204.56 a month in fixed fees on top of rent, from the fee guide issued October 19, 2026. That's $65 concierge, $75 internet, $25 package service, $30 doorstep trash, $7 pest control and $2.56 stormwater admin. They're required and the special doesn't cover them. Electric, gas and water are billed by use, and renters insurance is required. A garage space is $150 to $350 a month and pet rent is $30 per pet. The monthly cost section on this page adds the fees to today's lowest rent for each size.
Today's special is shown at the top of this page. It says "up to", so some homes or leases get less, and we ask which homes get the full amount. The property's site says a minimum lease term applies and other costs and fees are excluded. Free weeks count only in the first lease. The property says it sends renewal offers 75 to 80 days before a lease ends, priced on the market at the time. So a renewal is measured against the full rent, not the average you paid with free weeks.
Yes, The Waller allows up to two pets per home, and its pet policy lists no weight limit. The fee guide issued October 19, 2026 lists a $300 pet fee and $30 a month in pet rent, each per pet. Third party pet screening is $30 per pet, with a separate $28 line for the first pet. The policy bans pit bull and Staffordshire terriers, Rottweilers, Doberman pinschers, Chows, Presa Canarios, Akitas, Alaskan Malamutes and wolf hybrids. It bans any dog with a history of biting, injuring a person or animal, or damaging property. The dog park and dog spa are on the 5th floor.
The fee guide issued October 19, 2026 lists an early termination fee of 200% and a reletting fee of 85%, without saying of what. Ask for the lease's own wording before you sign. Under a typical Texas lease a reletting fee doesn't end your rent: you keep paying until a new resident moves in. A 2026 resident wrote that leaving early cost over $8,000. Moving to another home in the building costs $3,000 and is allowed after 90 days.
The garage entrance is on 11th Street, and there is no surface lot. A space costs $150 to $350 a month (fee guide, October 19, 2026), needs a permit and is for leaseholders only. The tower has 321 spaces for 388 homes and no guest parking, so guests use street parking or a paid garage. In September 2025 management said overflow parking is in the office building garage next door. Residents describe tight turns and tows by a third party company, with fees of $335 to over $400. Without a car, you skip that cost.
Loud on concert nights. Moody Amphitheater in Waterloo Park is across 12th Street, and the Red River venues are a few blocks south. Residents from 2025 and 2026 write that bass reaches their homes, even on upper floors, some nights until 2 a.m. I-35 adds steady traffic sound on the east side. The address scores 63 out of 100 for noise, which reads as busy, mostly from traffic.
Residents first moved in during 2023. R2L, the firm that designed the tower, lists its completion in 2023, and the first Google reviews are from November 2023. The amenities opened months later, and the grand opening was May 22, 2024. The seven story office building next door was finished in 2022.
Yes. The property's amenities page invites residents to host through Airbnb's partner program. Kasa rents furnished homes in the building to travelers (4.4 stars from 276 guest reviews on Kasa's site). Residents in 2026 tie those guests to parking crowding and late nights in the top floor lounge.
Listing sites show the same prices and tell you little about living here. We've toured every tower we cover, The Waller included, and we track its prices, special and fees every day.
Before you apply, we confirm the current screening criteria with the leasing office. That way you're less likely to spend the application fee on a building that won't approve you. We can tell you which side picks up the concert sound from Moody Amphitheater and which homes are open on the floors you want. We can tell you the full monthly cost with fees too.
