Is it right for you?
Gables Republic Square has one of the highest Google ratings of the towers we cover. Residents thank its concierge staff by name, and Hotel ZaZa is downstairs. Pick your side of the building carefully: north faces another tower across an alley, and east faces a hotel construction site until 2029.
A good fit if
You want a smaller building (221 homes) with a 24 hour concierge and a rooftop pool for residents only
You'd use Hotel ZaZa's restaurant, bar and spa discounts downstairs
You want 10 foot ceilings, gas ranges and warehouse style windows instead of another glass box
Maybe not if
You're home on weekdays and looking at the east side: a 30 story hotel is going up across Lavaca Street until early 2029
You need guest parking (there is none)
You want open views from a north facing home: Hanover Republic Square sits across the alley

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. What is being built next to Gables Republic Square?
A 30 story, 480 room Embassy Suites and Tempo by Hilton broke ground in September 2026 across Lavaca from the tower. The site is 415 Lavaca Street, and the hotel is scheduled to open in early 2029. A resident wrote on October 23, 2026 that the work runs 7 am to 6 pm and is loud inside the apartment. East facing homes are closest to it.
Which floors are the apartments on?
Floors 13 to 24. Hotel ZaZa has its lobby, bar and spa on the ground floor. Its restaurant, ballroom and pool are on the 7th, and its rooms on floors 8 to 12. Resident parking is on floors 2 to 6, and the residents' pool deck, gym and lounge are on the 24th floor.
What fees come on top of rent?
The Gables fee table dated October 25, 2026 lists $51.21 a month in fixed fees. That is $32 valet trash, a $16.75 boiler fee and $2.46 pest control. Utilities and renters insurance are billed on top. Parking is $150 unreserved or $200 reserved. The application fee is $105, the admin fee $400, and there's a $1,000 application deposit that becomes the security deposit.
Do residents get Hotel ZaZa perks?
Yes. Residents describe discounts at the hotel's restaurant, bar and ZaSpa, and the property lists the hotel partnership as an amenity. The hotel's pool is separate from the residents' rooftop pool.
Is there guest parking?
No. Residents have asked for it since 2020, so plan on a public garage nearby for visitors.
Does Gables Republic Square allow pets?
Yes, up to two dogs and two cats, with breed restrictions the office gives on request. The fee table lists a $200 to $300 pet deposit, a $400 to $600 pet fee and $25 to $50 a month in pet rent. Pets aren't allowed on the 24th floor amenity level.
