Questions people ask about The Modern Austin Residences
Is The Modern an apartment building?
No. It's a condo tower that opened in 2025, and each home for lease is owned by someone who rents it out through a listing broker. That means there's no leasing office, and finishes, appliances, furniture and lease terms differ from home to home. The building's rules set a six month minimum lease and don't allow short term rentals. We track every home listed for lease here and set up the showings for you.
What fees come on top of rent?
There's no building fee sheet, since each owner sets their own terms. No lease listing we read in October 2026 named a monthly fee on top of rent; the owners pay the association dues. One current listing asked for a $75 application fee, a deposit of one month's rent and a $500 pet deposit. The renter pays all utilities. Other homes can differ, so we ask for each owner's terms before you apply.
Is parking included?
In every lease listing we read on October 26, 2026, yes. Each home comes with one or two reserved garage spaces, and a few larger homes include spaces with EV chargers. One Google reviewer in August 2026 wrote only that the garage is horrible, without saying why. We look at the space that comes with a home on the tour.
Does The Modern allow pets?
Yes. The building allows two household pets per home plus up to two birds, and a third pet with an annual permit. The building documents restrict some breeds and exotic animals but don't publish the list, and each owner can set their own pet terms. The 16th floor has a dog run, a dog lounge and a dog wash.
Which floors are the amenities on?
The 16th floor holds the heated 25 meter pool, the spa, an outdoor theater, grills, the gym and the yoga studio, plus the dog run. Floors 34 and 35 hold the sky lounges, private dining and board rooms with a catering kitchen, and guest suites. The ground floor has a 24 hour concierge, a package room with cold storage and Modern Bar, a coffee and cocktail bar.
Why are so few homes for lease?
The building caps leased homes at 35% of the tower. The developer's FAQ said in early 2026 that it was out of leasing permits and keeping a waitlist. On October 26, 2026 we counted 11 active or pending lease listings on the MLS for the whole tower. Homes come and go quickly, so tell us the size and floor you want and we'll watch for it.
How loud is it?
The tower sits at the north end of Rainey Street, so bar crowds and music are close by. The area scores 66 out of 100 (busy) for noise, mostly from traffic. The windows are double paned and built to cut sound, and the walls between homes are built as two separate assemblies with an air gap. The two residents who've reviewed it on Google didn't mention noise.
