Resident reviews from June to October 2026 describe AC outages lasting days and a power outage across the building in late July. Elevators were out of service, and one wing had leaks with mold work. CBS Austin reported the complaints on August 17, 2026. We ask which repairs are done and which are under warranty before you sign.
Five glass panels broke and fell during construction in 2025 (KVUE), one onto West 6th Street. The builder put up a covered walkway and said consultants found no systemic issue. Residents report more breakage since they moved in.
The street scores 64 out of 100 (higher is quieter), mostly from traffic. Inside, residents mention gurgling pipes and plumbing noise more than street noise.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

Residents reported AC and humidity failures from their first months through September 2026. A 14 to 24 hour power outage hit the whole building in late July 2026. CBS Austin covered the complaints on August 17, 2026; the city told CBS that code inspectors found no violations on the two complaints they checked. We ask management what was repaired, and we ask for that answer in writing before you sign.
Yes. KVUE counted five broken glass panels in 2025 as the tower went up. A couple sued the builder, Ryan Companies, over the first one in March 2025. Ryan said outside consultants found no systemic problem with the glass. Residents wrote in August 2026 of more glass breaking near the pool.
The property's fee sheet issued April 2, 2026 lists $214.15 a month in required fees. That's $70 cable and internet, a $110 amenity fee, $25 trash plus $3 trash admin, and $6.15 pest control. Garage parking is listed as varies, renters insurance is required, and utilities are billed by use.
The tower has office floors below the homes, and PNC Bank moved its Austin headquarters into them in 2026. Residents wrote that the gym and the 55th floor are shared with office tenants and close at 10 pm. We ask the building to confirm current access and hours before you sign.
The property says homes start on the 22nd floor. The pool deck, gym, coworking rooms and dog runs are on levels 20 and 21. The sky lounge, cinema and private dining room are on 55.
Cats and dogs, two at most. The fee sheet lists a $350 pet fee and $30 a month in pet rent per pet, plus $25 to $30 for pet screening. There are small and large dog runs and a pet spa on the amenity levels.
