Is it right for you?
Seven puts you a 6 minute walk from Whole Foods and one block from West 6th Street. Dogs have no weight limit, and the application fee is $35. Its weak spots run through ten years of reviews: elevators that break down, water leaks and break ins in the garage.
A good fit if
You want to walk for groceries: Whole Foods is about 6 minutes on foot and Trader Joe's about 9
You have a dog or two: there's no weight limit and no pet deposit. There's a pet wash and a relief area too (a breed list applies)
You'd like to rent your home out now and then: the property allows up to 90 nights a year through Airbnb's partner program
Maybe not if
You need elevators you can count on: outages are the top complaint in reviews from 2016 to July 2026
You sleep lightly and the home faces south or east: bar music and bass from West 6th Street carry Thursday to Sunday
You park a car you'd hate to lose: residents reported a stolen motorcycle in 2025 and a stolen truck in 2025 and 2026

Water leaks
Residents describe a spring 2022 flood that damaged more than 60 homes and left hallways under repair for months. A leak in mid 2024 reached several floors. We found no news coverage of either.
The garage
Reviews from 2025 and 2026 report a stolen truck, a stolen motorcycle and cars broken into. Ask what cameras and gate repairs are in place before you rent a space.
Noise: active
The street scores 72 out of 100 (higher is quieter), mostly from traffic. West 6th Street's bars are one block south. Homes facing south or east hear music and bass Thursday to Sunday, and residents advise a north or west facing home.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

The city issued 106 building permits within a third of a mile in the last year.

Big event weeks nearby
SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

The property's fee guide issued September 30, 2026 lists $61.78 a month in fixed fees. That's $20 for packages, $5 pest control, $31.50 doorstep trash, a $3 trash admin fee and a $2.28 stormwater fee. Electric, water and a shared trash hauling charge are billed on top by use. Renters insurance is required; going without it costs $15 a month. The application fee is $35 per applicant, and the deposit runs $500 to $1,000.
Does Seven allow pets?
Yes, up to two cats or dogs, with no weight limit and no pet deposit, but a breed list applies. The fee guide issued September 30, 2026 lists a $350 fee and $25 a month per pet. The pet policy in the site footer still says $500 per pet, so ask which one applies to you. There's a pet wash and a pet relief area in the building.
How does parking work, and is the garage secure?
Residents park in the attached 7 level garage. A garage space is $150 a month, a reserved space $190 and guests pay $10 a visit (fee guide, September 30, 2026). The garage has EV chargers. Residents reported a stolen truck in April 2025 and March 2026, and a stolen motorcycle in October 2025. A 2025 review says there are no cameras in the garage, elevators or halls.
Are the elevators a problem?
They're the most repeated complaint in ten years of reviews, from 2016 to July 2026. Residents count two passenger elevators and a freight elevator for the whole tower. Several describe months with only one car working from 2021 to 2023. The property doesn't publish an elevator count or repair plans.
Which side of Seven hears the least bar noise?
West 6th Street's bars are one block south. Residents who face south or east say they hear live music and bass Thursday to Sunday, some until 2 a.m. Many advise a north or west facing home. West facing homes look over older low buildings and historic homes.
Can residents rent their home on Airbnb?
Yes. The property's site says residents can host their home up to 90 nights a calendar year through Airbnb's partner program. Reviews from 2018 to May 2025 say the short term guests can make the building feel like a hotel on weekends.
