You look north across Lady Bird Lake to the downtown towers, over the Hyatt Regency next door. Most homes in the building face this way.
You look over the Hyatt Regency's parking lot, where the 18 story One Lady Bird Lake tower is being built. Expect construction noise until about 2028, and lower and middle floors may lose their lake view once it's done.
You look over Barton Springs Road and Riverside Drive to South Congress. South side residents hear loud cars late at night.
You look down on the pool deck and the sand volleyball courts at Aussie's next door. Games and crowds carry up in the evening, residents say.

Reviews on other sites from 2025 and 2026 are much harsher, and an 18 story tower is going up next door until about February 2028.

One Lady Bird Lake, 18 floors and 298 homes, is being built on the Hyatt Regency lot at 208 Barton Springs Road. Completion is listed for February 2028. Neighbors made 311 noise calls about it in September 2025. Lake views from lower and middle floors may be blocked once it's done, so we ask which homes keep theirs before you tour.
Four elevators serve 19 floors, and one is used for moves. Breakdowns come up in reviews from 2015 to 2026. In July 2025 a resident wrote that elevator 3 had been out for over a year.
Visitor spaces are few and must be registered, and Reliant Towing patrols the garage. Guests, short stay renters and, in May 2026, a resident with a registered car wrote that they were towed.
The street scores 69 out of 100 (higher is quieter), mostly from traffic. South side homes hear the sand volleyball at Aussie's and cars on Riverside Drive late at night. One Lady Bird Lake is being built next door until about February 2028.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

It's One Lady Bird Lake, an 18 story tower with 298 condos and apartments by Related Companies. It sits on the Hyatt Regency parking lot at 208 Barton Springs Road. The city approved its site plan in July 2025, and a contractor on the job lists completion in February 2028. Neighbors made 311 noise calls about the site in September 2025, and a resident wrote in May 2026 that the noise will last several years. Lower and middle floor homes facing the lake may lose part of their view. The Austin Business Journal reported in 2022 that The Catherine's owner is a partner in the project.
The property's move in cost guide, posted in August 2026, lists $131 a month in required fees. That's an $85 amenity fee, $35 valet trash, $5 pest control and a $6 fee it doesn't name. Liability insurance is required, $14 a month through the property's program. Electric, water and gas are billed by use. Garage parking is $150 a month, or $200 for a reserved space. To apply, it's $100 per applicant, a $400 admin fee and a $1,000 security deposit.
There are a few visitor spaces in the garage. Guests have to register their car, and Reliant Towing patrols. Towing is the most common complaint about the building. Visitors and short stay guests wrote about it from 2015 to 2025. A resident wrote on May 9, 2026 that their registered car was towed.
Reviews say not always. A resident wrote on July 11, 2025 that elevator 3 had been out for over a year. That night, all the elevators stopped for 45 minutes with people stuck inside. A resident who reviewed the building on June 23, 2026 wrote that the elevators keep breaking down and getting fixed. We ask which cars are running before your tour.
Reviews point away from the south side. South side residents wrote in 2025 and 2026 about sand volleyball at Aussie's next door and loud cars on Riverside Drive until about 1 am. Residents on the lake side called their homes well insulated in 2021 and 2022. The northwest side faces the construction next door until about 2028.
Yes, up to two pets with no weight limit. The fee guide lists a $400 fee and $35 a month per pet, and no pet deposit. Breed rules aren't published, so we ask about your dog's breed before you apply. The building has a pet wash station and dog relief areas, and the Auditorium Shores off leash area is a 10 minute walk.
