Is it right for you?

Hanover Brazos Street opened in 2023 two blocks from Lady Bird Lake, with its pool and gym on the top two floors. Residents praise the front desk and the location, but they report strict amenity hours, no guest parking and a mail room that loses packages.

A good fit if

  • You want the pool and gym on floors 44 and 45, the top of the tower
  • You'd walk everywhere: Lady Bird Lake is about two blocks south, and the 2nd Street District is a short walk west
  • You'd like a newer building (opened 2023) with a front desk that residents thank by name in review after review

Maybe not if

  • Your friends drive over: there's no guest parking. A February 2026 resident says the garage is so full some paying residents park on the street
  • You like the pool or lounges late: residents say security clears common areas at 9 pm, 10 pm or midnight. The pool opens at 9 am
  • You get a lot of deliveries: the 3rd floor mail room is a repeated complaint, with packages off their shelves and no alerts

Strict amenity hours

Residents in 2024 and 2025 say security moves people out of the common areas at 9 pm, 10 pm or midnight. The pool opens at 9 am, and the media room is open only some evenings. One says the hours weren't mentioned on the tour. Ask for the posted hours before you sign.

The mail room

Packages go to a room on the 3rd floor. From 2024 to 2026, residents wrote about packages missing from their shelves, no pickup alerts and food deliveries left to spoil.

Up for sale since 2024

Hanover put its interest in the tower up for sale in August 2024. We found no closed sale as of October 26, 2026. A new owner can bring new management and new rules.

Noise: active

The street scores 71 out of 100 (higher is quieter), mostly from traffic. Several residents call their homes quiet. Complaints name pipe noise from neighbors (2024), a loud AC system (2025) and evening music from Cedar Door next door (February 2026).

Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Questions people ask about Hanover Brazos Street

What fees come on top of rent?

Hanover publishes no fee sheet, and its site shows fees only inside a cost calculator. Its Zillow listing, read October 30, 2026, shows $279 a month in required fees on studios and one bedrooms. Two bedrooms pay $304 and three bedrooms $354, with no breakdown. The deposit is $700 to $1,000. One unreserved garage space comes with each apartment; reserved spaces and EV charging cost extra, with no price posted. Get the full fee list in writing before you apply.

Which floors are the apartments on?

Floors 11 to 43, and there's no 13th floor. The lobby, front desk and a restaurant and retail space are on the street. A parking garage sits above that, with an outdoor deck on its roof about 118 feet up (the property doesn't publish that floor number). The mail room is on the 3rd floor. The pool is on the 44th floor and the gym on the 45th. Those top two floors opened in spring 2024.

Is there guest parking?

No. Each apartment gets one unreserved garage space, and the largest two bedroom plans (R, S, T, U and V) and the penthouses get two. Reviewers have pointed out the lack of guest parking since December 2023. In February 2026 one said the garage was so full that some people who pay for parking park on the street.

Does Hanover Brazos Street allow pets?

Yes, up to two pets per home. The site lists dogs and cats up to 24 pounds plus a separate group for dogs over 25 pounds, with no top weight given. It doesn't allow Staffordshire Bull Terriers, Dobermans, Rottweilers, Chow Chows, Pit Bull Terriers or mixes of them. Zillow's listing (October 30, 2026) shows a $250 deposit, a $250 fee and $30 a month per pet; the official site posts no amounts. There's a pet spa, and residents in 2024 and 2025 said there's little space to walk a dog.

Is the building being sold?

It was put up for sale. On August 14, 2024, The Real Deal reported that Hanover listed its interest in the tower through the firm JLL, with no price given. Residents wrote in February 2025 that a sale was under way. As of October 26, 2026 we found no closed sale, and Hanover still runs the building.

What do residents complain about most?

Four things come up again and again. Amenity hours: security clears the common areas at 9 pm, 10 pm or midnight, and the pool opens at 9 am (2024 and 2025 reviews). The 3rd floor mail room: packages go missing or come with no alert (2024 to 2026). Parking: no guest spaces and a full garage. And AC: a December 2025 resident said theirs kept failing, and a February 2026 update said several homes lost heat in a cold snap.
