Gables Park Tower puts you a few minutes from the lake trail, Trader Joe's and Whole Foods, and reviewers have praised that spot since 2014. The trade offs are train noise from the rail curve beside it and units residents now call dated. August 2026 brought a wave of complaints about paid package delivery and big renewal raises.

The rail line bends at the building's corner, and wheels screech on the turn. 46 reviews from 2014 to 2026 bring it up. How much you hear depends on your side of the building, so tour at night and step out on the balcony.
From August 13 to 23, 2026, seven 1 and 2 star Google reviews objected to Fetch package delivery. They complained about renewal raises of about 20% to 30% and amenities being closed. Residents wrote about big renewal raises in 2016, 2019 and 2022 too.
The street scores 69 out of 100 (higher is quieter), mostly from traffic. Inside, most residents say the concrete building is quiet between homes. The trains are the big exception.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
The city issued 51 building permits within a third of a mile in the last year.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

The City of Austin opened case 2026-129100 CC at 111 Sandra Muraida Way on September 30, 2026, listed as "Structure Condition Violation(s)". An inspector visited on October 1, 2026, and the case was still active when we checked on October 26, 2026. The city's records don't say which part of the building it covers or what was found.
It's the most repeated complaint since the building opened in 2014. Freight and Amtrak trains pass on a curve beside the tower, and the wheels screech on the turn, day and night. Residents facing the river or the street say the thick windows make it hard to hear with the balcony door shut. Those facing the tracks, or sitting out on a balcony, call it loud. Come by at night and listen before you sign.
The fee table dated October 25, 2026 lists $78.75 a month in fixed fees. That is $32 valet trash, $25 package service, a $16.75 boiler fee, a $3 utility admin fee and $2 pest control. The city disclosure form estimates about $205 a month more for electric, gas, water, sewer, trash and stormwater. Parking is $125 unreserved, $150 to $175 reserved, or $250 for a private garage. To apply, it's $90 per adult, a $400 admin fee and a $1,000 deposit that becomes your security deposit. Each renewal costs $100.
Yes, up to two pets. Dogs have breed limits the office gives on request, and the property lists none for cats. The fee table shows a $200 to $250 pet deposit, a $400 to $600 pet fee and $25 to $50 a month in pet rent. The city disclosure form lists $25 a month per pet. There's no dog run on site, but residents use the park across Sandra Muraida Way.
In August 2026 the building moved packages to Fetch, a third party delivery service. The fee table now lists a required $25 a month package service. Before that, residents picked up packages at the concierge desk at any hour. Three Google reviews from August 2026 object to the change.
Not free. Reviews from 2014 to 2026 say there's no guest parking validation. An August 2026 reviewer wrote that the leasing office told them there was before they signed. Plan on paid parking for visitors.
