Is it right for you?
Northshore puts you across the street from Lady Bird Lake with an 8th floor infinity pool facing the water. Its reviews from 2023 to 2025 averaged 4.6 stars. Its bad years were bad (the 2021 freeze, the 2022 power outage, the 2026 elevators), and the tower is up for sale.
A good fit if
You want the lake and the hike and bike trail across the street, with the 2nd Street District out the back door
You'd use an infinity pool deck, a screening room, a guest suite and 12,000 sq ft of amenities
You have a dog: there's a covered dog park and a pet spa, and no breed list is published
Maybe not if
You need dependable elevators: residents reported outages from April to September 2026
You'd rather not pay a $250 application fee per adult and $91 a month in fixed fees
You want new construction finishes (the building opened in 2016)

Four elevators serve 38 floors. Elevator outages come up in 41 reviews, from the months after the 2021 freeze to outages residents reported from April to September 2026.
A sale in progress
The tower has been on the market since March 2026. A new owner can change management, fees and policies at renewal, so ask about the sale before you sign a long lease.
Noise: active
The street scores 69 out of 100 (higher is quieter), mostly from traffic. Construction of the Block 185 tower next door drew noise complaints from 2019 to 2021; it's finished.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Construction nearby
The city issued 154 building permits within a third of a mile in the last year.
Police reports
In the last 12 months, 204 reports came in for this small area around the building. Of those, 36 were against a person. The average for an area this size nearby is 89.
Keep our help free: on your first visit, tell leasing you're working with Austin High Rise Apartments. On your application, pick "Locator" under "How did you hear about us?" and write our name.
Big event weeks nearby
SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.
Austin Police Department reports, City of Austin open data. Counts cover the area, not the building alone.

Other towers close by
Price per square foot of the cheapest home of each size, today.
Yes. Its owner, American Realty Advisors, put the tower on the market through CBRE in March 2026, with bids expected around $350 million (Green Street News). We found no report of a sale as of October 26, 2026. A sale usually leaves existing leases in place, though management and policies can change.
Does Northshore have income-restricted apartments?
Yes, about 50 SMART Housing homes for households at or under 80% of the area's median family income. They're listed as separate floor plans, and the rents and available homes on this page are market homes only.
What fees come on top of rent?
The property's fee table issued October 25, 2026 lists $91 a month in fixed fees. That is an $85 amenity fee plus $3 trash and $3 stormwater admin fees. Electric, water and trash are billed by use (the table estimates about $118 a month). Renters insurance is required. Parking is $150 a month, reserved spaces $175 to $275 and private garages $275 to $300. The application fee is $250 per applicant.
What happened in the 2021 freeze and the 2022 power outage?
After the February 2021 freeze, residents wrote that a burst pipe flooded 16 floors. The building ran on one or two working elevators for months. On April 28, 2022, an electrical pull box and conduit fell in the garage and cut power to the apartments for about two weeks. The Statesman reported hotel and food stipends and May rent abatement for residents.
Which homes face the lake?
The south side faces Lady Bird Lake. Most of the tower's window wall faces east and west, so many homes look across downtown or at Seaholm instead. The floor chart on this page shows which way every available home faces.
Does Northshore allow pets?
Cats and dogs are allowed. The fee table lists a $300 refundable deposit, a $300 fee and $20 a month per pet, plus a $25 to $30 pet management fee. There's a covered dog park and a pet spa in the building.
