You look north across Lady Bird Lake to the downtown skyline, over the trail and the resident dock. Upper floors of the C and D buildings see the most of it.
You look over I-35 and its Lady Bird Lake bridge, which TxDOT is rebuilding through about 2029. Expect highway noise and construction work on this side.
You look east at the old Acton School of Business lot at 1404 E Riverside. The city approved towers of up to 180 feet and 381 homes there; we found no start date.
You look over East Riverside Drive and its traffic to the Riverside neighborhood beyond.

RiverView is the only place we cover with its own dock on Lady Bird Lake and a gate onto the trail. Downtown is across the water. Reviews praise the leasing team, the neighbors and the location. They complain most about the garage: cars broken into or stolen and a gate that doesn't hold.

Cars broken into, cars stolen and storage unit thefts come up in reviews from 2021 to 2026. Security was added by 2023 or 2024, and a September 2026 review says the gate is still easy to get past.
TxDOT is rebuilding the Lady Bird Lake bridge and the Riverside interchange right beside the property. It bought part of the parcel for the work in 2024. Frontage road and trail ramp closures nearby run through 2029.
Every review that mentions move out charges is unhappy. Two 2026 reviews describe flooring bills sent to collections two years after the writers moved out. Photograph every room when you move in and when you leave.
The street scores 63 out of 100 (higher is quieter), mostly from traffic. West facing homes hear I-35 and its rebuild, which runs through about 2029; south facing homes hear East Riverside Drive.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
The city issued 35 building permits within a third of a mile in the last year.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is 1.1 miles from the Austin Convention Center.

Reviews from 2021 to 2026 describe cars broken into, cars stolen and storage units broken into. A September 2026 review says the gate is easy to get past without a code. Paid guest parking started in May 2026. Ask which garage level is closest to your building, and keep nothing in the car.

The northbound frontage road at Riverside is closed through 2029, and so is the trail's boardwalk ramp at Riverside. Yes. The property has its own floating dock on Lady Bird Lake, with kayak and paddle board storage. The city permitted the new dock in 2020. There's a gate to the Ann and Roy Butler Hike and Bike Trail. The boardwalk is a three minute walk.
RiverView is four buildings around one courtyard, lettered A to D in the home numbers. The C building rises 11 floors, D reaches 9, and A and B are 5 floors each. Homes in C and D on the upper floors facing north get the lake and skyline view.
Yes, up to two dogs or cats per home, with no weight limit. It's $500 for the first pet and $250 for a second, $20 a month per pet, and a pet screening profile. Some breeds are restricted, including pit bulls, German shepherds, Dobermans, huskies and rottweilers. There's a pet park on site and the Norwood dog park is a short walk west.
