Alexan Waterloo has a pool and lounge on its 30th floor and a 24/7 concierge. Waterloo Park and the Capitol are a short walk away. But it sits right on I-35, which TxDOT is rebuilding, and its fixed fees add more than $210 a month to the rent.

TxDOT is lowering I-35 through downtown and removing its upper decks, right along the tower's east side. Expect frontage road detours and some overnight demolition noise until the project ends.
Elevator outages were the top complaint from 2022 to February 2025. Residents wrote about garage gates that broke or stood open from 2023 to 2025. We found no elevator complaint since February 2025.
Kairoi took over in spring 2026, and residents credit it with faster replies and more events. It has told residents renovations are coming but hasn't published a schedule, so ask what work is planned near your home.
The street scores 61 out of 100 (higher is quieter), mostly from traffic. Residents say you hear I-35 at night, worst on balconies, and summer concerts at the Moody Amphitheater carry into some homes.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

The property's fee guide issued October 25, 2026 lists $210.75 to $240.75 a month in fixed fees. That is an amenity fee of $95 to $125 (by home size) and $70 for internet, plus $45.75 in smaller items. Electric and water are billed by use, and parking runs $125 to $250 a month. To move in you pay a $65 application fee per applicant, a $300 admin fee and a $500 to $1,000 deposit. In 2024 and 2025, renters wrote that their quotes came in $500 to $600 over the website price. The posted rent had a special spread into it, so ask for the base rent in writing.
The tower sits on the I-35 frontage road. TxDOT's Capital Express Central project is lowering the highway through downtown and taking down the upper decks. Expect lane and ramp closures and overnight demolition (TxDOT, checked October 26, 2026). Residents wrote from 2022 to June 2026 that you hear highway traffic at night, worst on balconies and on the east side. Others say the homes are well sealed inside. Listen in the home at night before you sign.
Greystar ran the building from its 2021 opening until July 2023, then The Hanover Company until early 2026. Kairoi Residential took over in spring 2026 for the owner, Crow Holdings. A June 2026 resident wrote that renovations are on the way, but we found no published schedule as of October 26, 2026. Ask what work is planned near the home you want.
Three elevators serve the tower. Outages were the most common complaint in reviews from 2022 to February 2025. Residents described waits of 5 to 30 minutes and one car running alone for weeks. We found no elevator complaint posted after February 2025.
Yes, in a gated garage with about 430 spaces, for a monthly fee. The October 25, 2026 fee guide lists $125 for a compact space to $250 for an EV space. Guest parking is tight: residents describe a few narrow spaces with a 3 hour limit and towing (2023 to 2024). A June 2026 resident says street parking is easier.
Yes, two pets per home with no weight limit. The breed list rules out Chows, Pit Bulls, German Shepherds, Akitas, Mastiffs, Bull Terriers, Dobermans and their mixes. Each pet costs a $500 fee and $29 a month, plus a $30 PetScreening fee each year. There's a covered dog park and a pet spa.
