A tower on Red River Street at the north end of the Rainey Street District. Offices take a few lower floors, and homes run from the 12th floor up. Lady Bird Lake is a short walk south.
The pool was closed most of 2025. A renovation started and then stalled, residents wrote.
It closed again after Memorial Day 2026. Reviews from July 2026 say it stayed closed for months.
A resident wrote on September 9, 2026 that the whole amenity deck would close the next week until February 2027. That's a second try at the renovation, and it covers the pool, fire pit, grills, cabanas and loungers.
The fee guide issued October 25, 2026 still lists a $75 monthly amenity fee.
If you're touring The Quincy this fall or winter, we ask for the reopening date in writing. We ask whether the amenity fee is lowered during the closure too, as it was in 2025.

Is it right for you?
The Quincy has lake and skyline views, a concierge desk residents praise year after year and a grocery store in the lobby. It's half a block from Rainey Street. But 2026 has been a hard year here. The pool deck is closed until February 2027, and residents went days without water in August. Pool side homes now hear a rooftop bar across the street.
A good fit if
You want Rainey Street half a block away and Lady Bird Lake a few minutes south on foot
You'd use a grocery store in the lobby (Royal Blue) and a 24/7 concierge desk that 55 of 60 reviews praise
You have two pets of any size: there's no weight limit, plus an indoor dog area and a dog grooming spa
Maybe not if
You'd pick this tower for the pool: the whole pool deck is closed until February 2027, after the pool was shut most of 2025 too
You sleep lightly: east side homes hear Rainey Street's bars, and since September 2026 pool side homes hear bass from Waterline's rooftop bar
You want steady upkeep: residents report days without water in August 2026, both garage gates broken since spring, and three city code complaints this fall

Residents went days without running water around August 2026, then lived with weeks of plumbing work and plastic over the hallways. Three city code complaints followed in September and October, and one was still open on October 26, 2026. We ask what was fixed and whether any credit was given before you sign.
The garage and safety
Reviews from July and September 2026 say both garage gates had been broken since May and June. Two 2026 reviews describe a car stolen and a car damaged in the garage. In April 2024 a man was shot and killed at the building after a fight, and police charged a man with murder (KVUE).
Who owns and runs it
Kairoi Residential took over from Greystar in June 2022, when Kairoi took part in buying the tower. Kairoi developed Waterline across the street, too. On October 26, 2026 Kairoi had an A+ from the Better Business Bureau, without being a member. It had 43 complaints in 3 years, mostly about repairs and billing. The rating covers the whole company, and none of the ten newest complaints name The Quincy.
Noise: busy
The street scores 67 out of 100 (higher is quieter), mostly from traffic. Inside, east side homes hear Rainey Street's bars. Since September 2026, pool side homes hear bass from the Watr rooftop bar across Red River Street.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Construction nearby
The city issued 61 building permits within a third of a mile in the last year.
Police reports
In the last 12 months, 421 reports came in for this small area around the building. Of those, 71 were against a person. The average for an area this size nearby is 89.

Big event weeks nearby
SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

Other towers close by
Price per square foot of the cheapest home of each size, today.
No. A resident wrote on September 9, 2026 that the whole amenity deck would close the next week until February 2027 for a pool renovation. That covers the pool, fire pit, grills, cabanas and loungers. The pool was closed most of 2025, too, and again after Memorial Day 2026. In 2025 residents got a limited number of Hotel Van Zandt day passes and a lower amenity fee. The fee guide issued October 25, 2026 still lists the amenity fee at $75 a month.
What fees come on top of rent?
The fee guide issued October 25, 2026 lists $163 a month in fixed fees. That's a $75 amenity fee, $55 internet, a $14 boiler fee and $7 pest control. Four $3 admin fees cover pest, gas, trash and government services. Electric, gas, water and sewer, and trash are billed by use on top. The application fee is $50, the admin fee $400, and the deposit $500 to $1,000 depending on screening. Breaking the lease costs two months of base rent.
Does The Quincy allow pets?
Yes, up to two pets per home with no weight limit. Standard breed rules apply, and we check your dog's breed before you apply. The fee guide lists a $200 pet deposit, a $400 pet fee, $35 a month in pet rent and a $30 yearly pet screening. There's an indoor dog area and a dog grooming spa, though two 2025 and 2026 reviews say the dog area smells.
How does parking work?
Garage parking is $175 a month for an open space or $250 for a reserved one (fee guide, October 25, 2026). There's no free guest parking: visitors pay the garage operator, and touring renters wrote in 2025 of getting tickets. Reviews from July and September 2026 say both garage gates had been broken since May and June.
Is The Quincy loud?
Your side of the building matters most. East side homes face Rainey Street and hear the bars at night. Watr, a rooftop bar at Waterline across the street, opened in September 2026. Since then, residents facing the pool side say they hear bass several nights a week. City 311 records list 7 outdoor music complaints and 7 noise calls at the address from October 2023 to October 2026. Residents on the north side say they sleep fine.
What happened with the water in 2026?
Residents wrote that they went days without running water around August 2026, followed by weeks of plumbing and insulation work with plastic over the hallways. Austin Code logged complaints about the building's condition on September 20, September 23 and October 5, 2026. Two closed on October 15 with no violation found, and one was still open on October 26, 2026.
