A new owner and a new manager

  1. Brandywine Realty Trust's joint venture sold Solaris House for $136 million. The sale closed September 30, 2026, and JLL, which arranged it, named Weidner Apartment Homes as the buyer.
  2. ZRS Management, which ran the building from opening, left. Weidner Apartment Homes manages it as of October 2026.
  3. The property's site publishes no fee sheet and no parking prices under the new manager.

If you tour Solaris House this fall, we ask the new office which fees, parking prices and specials carry over. We ask for them in writing before you sign.

Is it right for you?

Solaris House is one of the newest towers in North Austin. Its fixed monthly fees are lower than those at The Bowen, the closest tower we track. Residents of a year or more praise how little they hear their neighbors, the concierge and the pool deck. The catch: the building sold on September 30, 2026, and Weidner Apartment Homes took over from ZRS Management in October. Staff, fees and rules may still be settling. We compare its live prices and fees with The Bowen's further down the page.

A good fit if

  • You want newer construction with lower fixed fees: it opened in 2024, three years after The Bowen. Its required monthly fees run lower (the comparison below has both)
  • You work from home and want real work space: a coworking lounge with conference center and phone rooms, plus a quiet business lounge
  • Your office is at The Domain or along the North Burnet corridor: The Domain is about 7 minutes by car. CapMetro's new North Burnet/Uptown rail station is being built next door, due in 2027
  • You want to hear little from next door: residents who stayed a year say they rarely hear their neighbors

Maybe not if

  • You want a manager with a record here: the building sold September 30, 2026 and Weidner Apartment Homes took over from ZRS in October
  • You want to walk to most errands now: Walk Score rates the address 52, and much of Uptown ATX is still being built
  • You'd rather not live beside construction: the rail station next door is being built until 2027

How the reviews changed

Solaris House has 97 Google ratings averaging 4.4. We read every written one, plus the three on Apartments.com and a resident's post on Reddit.

Staff and tours are the biggest theme: 48 of 56 reviews that mention them are positive, often naming a leasing agent. Staff are usually the first thing to change under a new manager. Amenities draw praise in 23 of 24 mentions, from the pool deck and lounges to the pet spa. Every one of the 19 reviews that mention the location likes it.

Management and communication split evenly, 6 positive and 6 negative of 12. The complaints are slow answers during the 2024 move in delays and a slowly handled pest complaint in 2026. Those reviews were written under ZRS. Several 2024 reviews describe move in dates that kept moving during construction, which is behind it now.

Two runs of 5 star reviews stand out. Eight came on July 5, 2025, the day of a pool party. Nine came from October 19 to 23, 2026, right after the new manager took over. They aren't fake, but each run reflects one moment. Management replied to 66 of the 97 Google reviews.

Walk Score for 2800 Solaris Street, read October 30, 2026. Some errands work on foot; most still take a car for now.

Groceries and errands

The closest big grocery store is a Whole Foods Market, 14 minutes on foot, and an H-E-B is 36 minutes. The closest pharmacy on our list, at that H-E-B, is 59 minutes away on foot, so most errands are a short drive.

Food, coffee and parks

The Domain's closest restaurants, like Doc B's, are 8 minutes away on foot, and Houndstooth Coffee is 10 minutes. Solaris Park, a small public green, is at the building's base, and the Domain Central Bark dog park is 12 minutes away.

Commute

By car at midday, The Domain is 7 minutes away and UT Austin 18 minutes. Downtown at Congress and 6th is 22 minutes and the airport 32 minutes. The drive times table above has the morning rush too. MoPac is the main road south. Once the North Burnet/Uptown station opens in 2027, the Red Line runs downtown from next door.

Where it's headed

Uptown ATX is a 66 acre plan on the old IBM campus, and Solaris House was its first homes. The office tower next door, One Uptown, shares the garage and the amenity terrace, and Nvidia leases space there. Much of the rest is still planned or being built, so expect the area to change a good deal over the next few years.

Walking times are routes from the front door, from our local places pull of October 26, 2026. Drive times from the same research pull.

Good to know before you sign

The managers' records

On October 26, 2026 the Better Business Bureau gave Weidner Apartment Homes an A+ with 134 complaints in three years. ZRS Management had an F with 275. Both ratings cover the whole company, not this building. The first year under a new manager often brings changes to staff, fees and rules, so get the terms you're promised in writing.

A roach report in September 2026

A September 2026 Google review reported cockroaches in one unit. The city opened two code cases there that month; one was cancelled and the other closed with no violation found.

A rail station next door

CapMetro's North Burnet/Uptown station is being built next door and is due in 2027. Much of Uptown ATX around the building is still planned or under construction, so expect work nearby. On a 12 month lease starting now, you'd live through the work and may see the station open before you renew.

Packages and moving day

Package lockers are open 24 hours. Ask where oversized deliveries go, and before you book movers, ask about elevator reservations and move in hours. Staff enforced freight elevator rules in spring 2025.

Noise: active

The street scores 72 out of 100 (higher is quieter), mostly from traffic. Inside, residents say they rarely hear neighbors. One wrote in May 2026 of some weekend noise from The Domain and Topgolf nearby.

Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Construction nearby

The city issued 44 building permits within a third of a mile in the last year.

Police reports

In the last 12 months, 315 reports came in for this small area around the building. Of those, 40 were against a person. The average for an area this size nearby is 12.

Floor by floor: what each height gets you

Solaris House rises 13 stories, with 341 homes in two parts: 252 in the Tower and 89 in The Flats, a lower section. On a tour, ask to see the exact home you'd rent, on its own floor and side, rather than a model.

Floors 1 to 4

The lower floors

Closest to street activity and the building work around Uptown ATX, and the buildings nearby take more of the view. Some ground floor homes have private fenced yards. Usually the lowest rents for a given plan.

9 available homes today, facing 4 southeast, 4 northwest, 1 northeast.

Floors 9 to 13

The upper floors

The most open views in the building. Southwest and northwest facing homes up here get the afternoon and sunset light. At 13 stories, the step up in view from floor 9 to 13 is smaller than in a much taller tower.

  • Studio 4 available, 486 to 584 sq ft$1,751 to $2,027
  • 1 bedroom 6 available, 570 to 992 sq ft$2,126 to $3,230
  • 2 bedroom 5 available, 1,086 to 1,417 sq ft$3,480 to $4,440

15 available homes today, facing 6 northwest, 4 southeast, 3 northeast, 2 southwest.

Our pick for less street sound and a fair price together: a home on floors 5 to 8. If views come first, look at floors 9 to 13 on the northwest side, toward The Domain.

Rents are 12 month prices of the homes available today, November 4, 2026, before the special.

Inside the homes and the shared spaces

In the homes

Floor to ceiling windows and ceilings at least 9 feet high. Every home has granite counters with tile backsplashes, stainless steel appliances and a full size washer and dryer. Wood floors, walk in showers, mudrooms and private yards or balconies come in some homes.

Work and lounge space

A coworking lounge with a conference center, phone rooms and a wet bar, plus a separate quiet business lounge. There's a social lounge with a private dining room and billiards. Residents who work from home name these spaces often.

Pool deck and fitness

The property calls it a rooftop pool deck, with private cabanas, grills and an outdoor lounge with TVs. It's part of a 23,000 square foot terrace that connects to the One Uptown office tower. The property doesn't give its floor. The fitness center has strength and cardio areas.

Services

A 24 hour concierge, package lockers open 24 hours, bike storage with a repair station, a pet spa and EV charging in the garage. GFF of Dallas designed the building.

Lowest listed rent of each size, with the price per square foot of that home, checked November 4, 2026. Sorted by the one bedroom's price per square foot. Fixed fees are the required monthly charges on each tower's fee sheet, before utilities and parking.

Today Solaris House's lowest studio is $189 lower than The Bowen's, its lowest one bedroom $137 higher and its lowest two bedroom $75 lower.

Fixed fees are where Solaris House pulls ahead: $80 a month against The Bowen's $128, or $576 a year. The Bowen's figure is $85 amenity, $25 trash, $10 package, $5 pest and $3 trash admin. With those fees added, its lowest one bedroom is $89 higher than The Bowen's, before parking.

The Bowen has things Solaris House doesn't. It's six floors taller (19 against 13), so its top floors see farther. It opened in 2021, so there's a longer record of what living there is like. Solaris House counters with newer construction, lower fees and the Uptown ATX setting, with One Uptown's offices next door.

When either tower runs a special, it's in the table. An offer that says “up to” may not reach your home, so we never take it off the rent; ask us which homes get it. Our net effective rent guide shows how a special changes the math.

Compare the full monthly cost, not the rent alone: the fee gap can outweigh a small rent gap. We can price the exact homes you like at both towers before you tour.

Questions people ask about Solaris House

Does Solaris House allow pets?

Yes. Dogs and cats are welcome, up to two per home. The property's pet policy lists a $200 refundable deposit, a $300 fee and $30 a month in pet rent, each per pet. Breed limits apply, and Apartments.com lists a 100 pound weight limit for dogs. There's a pet spa with washing stations, a pet park and Solaris Park at the front door. With a new manager since October 2026, we ask the office to confirm the pet terms before you apply.

How much is parking at Solaris House?

Residents park in a gated garage shared with the One Uptown office tower, with EV chargers. The new manager hasn't posted parking prices. An apartment guide updated October 4, 2026, using the old manager's prices, listed reserved spaces at $100 a month plus a $150 one time fee. A resident wrote in July 2025 that the chargers add a $5 an hour fee once your car is done charging. Confirm the current price before you sign.

Is Solaris House noisy?

Inside, residents who've lived here a year or more say they rarely hear their neighbors. One wrote in May 2026 of some weekend noise from The Domain and Topgolf nearby. Outside, the rail station going up next door and the rest of Uptown ATX mean building work nearby until at least 2027. A lower home closer to the work will hear more of it.

Who owns and manages Solaris House?

Brandywine Realty Trust's joint venture sold the building for $136 million in a sale that closed September 30, 2026, when it was 90.3% occupied. JLL, which arranged the sale, named Weidner Apartment Homes as the buyer. ZRS Management ran it from opening, and Weidner, based in Kirkland, Washington, took over in October 2026. The Better Business Bureau rates Weidner A+ across the whole company.

Is there a train station near Solaris House?

CapMetro is building the North Burnet/Uptown station on the Red Line right next door. Work started in late 2025, and CapMetro expects it to open in 2027 as the line's second busiest stop. Trains will run to downtown Austin and north to Leander. Today the closest stop is Kramer Station, a 15 minute walk per Walk Score.

What's the best floor to live on at Solaris House?

Higher floors sit farther above the street and the work sites, and the southwest and northwest sides get the afternoon and sunset light. Lower floors usually cost less. The floor by floor section on this page lists what's open on each band of floors today, with prices.

What fees come on top of rent?

Apartments.com's fee table, which the property supplies, lists $80 a month in required fees: a $75 amenity fee and $5 pest control. The application fee is $85 per applicant and the move in fee $250; the deposit varies by home. Electric and water are billed separately, and renters insurance is required. The official site publishes no fee sheet, and the manager changed in October 2026. We ask for the current fee list in writing before you apply.

Are there income restricted homes?

Yes. Some homes are set aside under the City of Austin's SMART Housing program, and the property calls them Attainable homes. They come with income limits, so we leave them out of every price on this page: they aren't the market price for any size. Ask us if you'd like to check whether you qualify for one.
