A 23 floor tower at the lake end of Rainey Street, with a rooftop pool and the hike and bike trail across the street. Its price per square foot is one of the lowest of the rental towers we track on Rainey. It was built in 2013 with 320 homes.
Shortly before 7 pm on August 3, 2026, a stovetop fire in a 14th floor apartment drew a second alarm response. The fire department rescued a dog, no one was hurt, and the damage stayed in that apartment (KVUE).
SkyHouse told CBS Austin on October 12 that two of its three elevators went out after the fire. A separate service issue took out the third. It said two were running again, with work continuing on the last.
Residents wrote in August and September of one elevator serving all 23 floors, with waits of 15 to 30 minutes.

Is it right for you?
SkyHouse is the value pick on Rainey Street. Fixed fees run $46.35 a month, and the lake trail is across the street. The trade: it's the oldest rental tower we track on Rainey, and its reviews fell from a 4.3 average in 2024 to 2.5 in 2025. The elevators have been the story since an August 2026 kitchen fire. Whether the savings are worth it comes down to your floor and how much the price gap matters to you.
A good fit if
You want a Rainey Street address for less per square foot than the newer towers (the comparison below has today's prices)
You'd use the lake trail across the street and want Rainey's bars up the block, not under your window
You work downtown or at UT: about 8 and 10 minutes by car at midday
You want a 24 hour concierge, the most praised part of the building in 12 years of reviews
You'd like a west facing home with the skyline, the Congress Avenue bats and the fireworks in view
Maybe not if
You need dependable elevators on a high floor this fall: three elevators serve 320 homes, and they've been short since August
You want the newest finishes: homes are being renovated only as leases turn over
You need guest parking, or a garage attached to the tower: it's a separate building next door, with a gate residents say often fails
You're sensitive to neighbor or bar noise: reviews mention both

How the reviews changed
We read 296 rated reviews on seven sites. Google has 3.7 from 114 ratings, and Renter's Voice 4.4 from 263 survey answers (a survey tied to the manager). Apartments.com has 4.2 from 51, RentCafe 4.5 from 18, Yelp 3.3 from 50 and Facebook 4.4 from 20, plus Reddit. About 70% gave 4 or 5 stars.
The leasing and management team is the strongest theme: 111 of 154 mentions are positive, and residents name staff again and again. Amenities draw praise in 82 of 98 mentions, the location and the lake trail in 78 of 102 and the concierge in 55 of 72. The views are praised in 41 of 51, though residents note new towers now block some sightlines.
Elevators are the main complaint, negative in 35 of 38 mentions, most of them since the August 2026 fire. The garage is negative in 35 of 39 mentions, for the gate and break ins. Noise is negative in 29 of 40, from the Rainey crowd and from neighbors.
The drop started before the fire. A run of 12 one star Google reviews in March 2025 cites an office that didn't answer and guest parking tickets. Earlier, an April 2024 run of 18 five star reviews named staff. Before you decide, read the newest Google reviews; trends move.

Walk Score for 51 Rainey Street, read October 30, 2026. Most errands work on foot, and the lake trail makes the bike the easy way around.
Groceries and food
Royal Blue Grocery and Emmer & Rye are on site, a minute's walk at most. For a bigger shop, the closest Whole Foods Market is 16 minutes on foot.
Rainey Street's bars start a block north; Half Step is 3 minutes away.
The lake
Waller Beach is 11 minutes away on foot, on the Ann and Roy Butler Hike and Bike Trail around Lady Bird Lake. The trail runs to Zilker Park and the boardwalk. Weekday mornings on the trail are quiet.
Commute
By car at midday, downtown at Congress and 6th is 8 minutes away and UT Austin 10 minutes. The airport is 24 minutes, The Domain 21 minutes and the Tesla Gigafactory 22 minutes. MetroRail's Downtown station is a 14 minute walk, per Walk Score. The building sits close to I-35, near Cesar Chavez Street and Riverside Drive.
Rainey Street day to day
Rainey Street's old bungalows are bars now, with towers rising around them. Weekend nights bring crowds, noise and tight parking near the bars; weekday mornings are quiet. SkyHouse sits at the lake end, away from the middle of the strip.
Walking times are routes from the front door, from our local places pull of October 26, 2026. Drive times from the same research pull.
Good to know before you sign
Elevators
Three elevators serve 320 homes on 23 floors. Elevator complaints run through reviews from 2014 on. The freight elevator was out for months in 2024 and again into early 2026, before the August fire. On a tour, ask how many are running and what the repair and service contract looks like.
The detached garage
The garage is a separate building run by LAZ Parking, not by SkyHouse's manager, so the building has less say over its gate and security. Reviews from 2016 to 2026 say the gate often fails and describe car break ins. Ask about the gate and cameras, and keep nothing in the car.
ENERGY STAR certified
The building earned ENERGY STAR certification in February 2015 (Jordan & Skala Engineers). That rates the building's energy use, not your bill, which still depends on your home and habits.
Shops on site
The property lists Royal Blue Grocery, Emmer & Rye, Salvation Pizza, Kinsho Sushi, Lando's Liquors and Libations and La Vie Med Spa at street level. Some sit in the base of the garage rather than the tower.
Noise: busy
The street scores 66 out of 100 (higher is quieter), mostly from traffic. Rainey Street's bar crowd is the noise residents mention most.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Construction nearby
The city issued 57 building permits within a third of a mile in the last year.
Police reports
In the last 12 months, 421 reports came in for this small area around the building. Of those, 71 were against a person. The average for an area this size nearby is 89.

SXSW. SXSW Conferences and Festivals run March 15 to 21, 2027, with SXSW EDU from March 13. The conference centers on the Austin Convention Center and its showcases fill venues across downtown, so expect crowds, full restaurants and slower rides that week. A move in or tour that week takes more planning. This tower is under a mile from the Austin Convention Center.

Our pick: a west or south facing home on floor 13 or higher, for the lake and the skyline. If the elevators worry you, a lower floor costs you the view but not the walk.
Rents are 12 month prices of the homes available today, November 4, 2026, before the special. The newer towers around SkyHouse run 32 to 56 floors, so an upper floor view from before 2024 may now face one of them. Ask to see the view from the exact home.
What you'll see walking through
The building
A tower from 2013 with floor to ceiling windows and a balcony on most homes, at the south end of Rainey Street. Upper floors look to Lady Bird Lake, and lower floors face the street. The lobby and halls show their age but are kept up.
The roof
The rooftop pool deck is the part residents mention most, with the skyline and the lake in view. The gym, yoga studio, SkyLounge, outdoor kitchen, fire pit and coworking space are up there too. Residents call the gym small and dated.
The homes
Original homes have granite counters, stainless appliances, exposed concrete ceilings and frameless glass showers, with a washer and dryer in every home. Homes renovated as leases turn get new vinyl plank floors, quartz counters and new appliances. Ask which kind you're touring.

Lowest listed rent of each size, with the price per square foot of that home, checked November 4, 2026. Sorted by the one bedroom's price per square foot. Fixed fees are the required monthly charges on each tower's fee sheet, before utilities and parking.
For a two bedroom, SkyHouse's lowest rent is $2,145 lower than The Travis's, $2,008 lower than 700 River's and $1,364 lower than Paseo's. Against The Quincy, the closest in price, its lowest one bedroom is $215 higher and its lowest studio $83 higher.
The newer towers run bigger specials, often weeks free. An offer that says “up to” or “select” may not reach your home, so we never take it off the rent. Ask us which homes get it and compare the full cost of the exact homes you like.
The Modern Austin Residences is a condo tower where each owner rents out their own home. It isn't a direct match for a rental tower like SkyHouse.
SkyHouse and The Quincy are the two lowest priced rental towers on Rainey per square foot. The table shows which one leads on the size you want today. What SkyHouse gives up is the age of the building and, this fall, the elevators.
Questions people ask about SkyHouse Austin
Is SkyHouse Austin a good value compared to newer Rainey Street towers?
On price per square foot, it's one of the lowest on Rainey. Today SkyHouse's lowest two bedroom runs $2.85 a square foot, against $4.28 at The Travis, $4.35 at 700 River and $4.97 at Paseo. Its lowest one bedroom runs $3.22, close to The Quincy's $3.05. The trade is a building from 2013 against towers finished from 2021 to 2026. Those towers run specials more often, so compare the full cost of the exact home.
What happened with the elevators at SkyHouse in 2026?
A stovetop fire in a 14th floor apartment on August 3, 2026 drew a second alarm response. No one was hurt, and the damage stayed in that apartment (KVUE). SkyHouse told CBS Austin that two of its three elevators went out after the fire and a separate service issue took the third. Residents wrote in August and September of one elevator serving all 23 floors, with waits of 15 to 30 minutes. A September 24 management email said parts could take six to eight weeks. On October 12 SkyHouse said two elevators were running again, with work continuing on the last.
How loud is it living on Rainey Street?
Your floor and side decide most of it. The north side looks up Rainey Street at its bungalow bars, which are loudest on weekend nights. The east side faces I-35, where residents hear steady traffic and sirens. The address scores 66 out of 100 for noise, which reads as busy, mostly from traffic. Some reviews mention sound between homes too. If noise matters to you, tour the floor and side you'd rent on a weekend evening.
Does SkyHouse allow dogs?
Yes. Up to two cats or two dogs, with dogs up to 70 pounds combined (not per dog). Pets must be at least 6 months old, and no pit bulls or pit bull mixes. The fee table lists a $400 deposit for one pet ($600 for two). The pet fee is $400 and pet rent is $25 a month, each per pet. There's no dog park in the building; the lake trail is across the street.
What's the parking situation?
Parking is in a separate garage next to the tower, which LAZ Parking runs, so you walk between buildings. Unreserved parking is $50 a month for one car with a studio or one bedroom. A two bedroom gets two cars and a three bedroom gets three at that rate. One more car is $100 a month, and reserved spaces are $125 to $175. There's no guest parking. Reviews from 2016 to 2026 describe a gate that often doesn't work and car break ins, so keep nothing in the car.
What fees come on top of rent at SkyHouse?
The property's fee table lists $46.35 a month in fixed fees: $45 for trash and $1.35 for pest control. Water and sewer are metered on top. The application fee is $100 per applicant, the admin fee $250 and the deposit $300 to $500 by size.
Why work with a locator on SkyHouse
Most SkyHouse pages online are listings built from the same feed. We're licensed apartment locators with Spirit Real Estate Group (TREC #562021). We've toured every tower we cover, SkyHouse included, and we track its prices, special and fees every day.
We schedule tours, walk buildings with you, answer questions between visits and help with the application. Before you sign, we check how many elevators are running and which homes get any special. Every figure on this page comes from a named source. Those are Google and other review sites, CBS Austin and KVUE, Austin Police Department open data and the property's own fee table.
It's free for you. The building pays us when you sign a lease, and your rent and terms are the same either way. If something here is out of date, call or text (737) 306-2174 and we'll check it.
